Buying a brand-new House & Land package is an excellent option for first-home buyers seeking a secure way to generate some money for retirement. Searching for a home in a thriving, developing community such as Ballina in Matamata, is a great way to get on the property ladder with many opportunities for employment within the region.
A low-maintenance option
Investing in a new build is an excellent option for people looking for a first home and a long-term return as they provide a low-maintenance option. Without fearing unexpected bills such as re-roofing or a new hot water cylinder, your investment becomes a manageable option while delivering great rental returns.
If you have a full-time job and are not handy with power tools, you can invest safely in the knowledge that your new build doesn’t cost you time and money for many years.
New surfaces and all treatments are easier to maintain and clean than older materials. Our build partners at Ballina use hard-wearing, durable fixtures that stand the test of time. They also both have an aftercare system that ensures you’re protected if any snags pop up when the property is lived in. In addition to this, your home is protected by a 10-year quality assurance warranty.

A sound financial decision
With a housing shortage still a reality in NZ, rents remain high, and banks look more favourably upon lending for new builds.
New builds are currently exempt from Loan to Value Ratio (LVR) restrictions but finding the deposit for your first home can be a struggle, with most lenders currently requiring a minimum 20% deposit.
With a First Home Loan you only need a 5% deposit which means getting into your first home is that much easier. First Home Loans are issued by selected banks and other lenders and underwritten by Kāinga Ora. This allows the lender to provide loans that would otherwise sit outside their lending standards.
Income cap:
- Have an annual income of no more than $95,000 (before tax) for an individual buyer; or
- have an income of no more than $150,000 (before tax) for an individual buyer who one or more dependents; or
- Have a combined income of no more than $150,000 (before tax) for two or more buyers, regardless of the number of dependents
- Minimum deposit – You will need a minimum of 5% of the purchase price of the house you wish to buy.
Finding modern, new build homes in the Waikato can be a challenge and the popularity of the Matamata area is why Classic Developments have invested in the Ballina community.
Compliance with healthy home standards.
New properties are built to meet the Healthy Home standards which must be active in all new builds and all existing rental properties by July 2024. This means heating, ventilation and draught-stopping are implemented to a high standard avoiding any mould or dampness in a home.

Why Ballina?
Buying in a brand-new development is an exciting prospect. Generally located on the city fringes, new subdivisions offer prospective homeowners an opportunity to be part of a fresh new community coming to life.
Inspired by the surrounding rolling hills, green pastures & Kaimai Ranges, Ballina offers a serene and relaxed lifestyle for those wanting to escape the city hustle but still wanting to stay connected to the Waikato.
With the Tauranga District, just over the Kaimais and less than an hours drive away, this emerging neighbourhood comprises 159 new homes with architectural forms, inspired by light, warmth, natural materials and contemporary detailing. Add a number of thoughtfully-planned shared amenities in the mix, and you’ve got a community of connection — one designed to bring Kiwis of all life stages together. The Matamata Mainstreet provides great restaurants and shopping options without the stress of inner-city parking.
Matamata has both a rich heritage and a bright future. Renowned for its farming & thoroughbred industries, Matamata was thrown into the spotlight as the home of Hobbiton in the early 2000s and is now in high demand for its envied spot within the ‘Golden Triangle’ of Auckland, Hamilton and Tauranga.
